Roof cleaning · moss, algae & lichen

# Sandhurst’s TrustedRoof Cleaning Specialists
Moss, algae, lichen and black staining removed by roofers rather than pressure-washing generalists, then treated with biocide to slow re-growth. It protects the covering, clears the gutters that moss blocks, and costs a fraction of replacing a roof that was only ever dirty.

The service

## What Roof Cleaning Involves and Why It Is Roofing Work
Roof cleaning is not just cosmetic. Moss holds water against tiles and slates, keeps the surface permanently damp, and in frost that trapped water expands and breaks down the face of concrete tiles. Lichen roots into the surface. Algae and black staining spread across north-facing pitches where the roof never fully dries. Left long enough, the covering degrades faster than it should and the roof reaches the end of its life early.

There is a drainage problem too. Moss does not stay on the roof. It washes into gutters and down-pipes, blocks the outlets, and pushes water over the back of the gutter and down the wall, which is how a moss problem quietly becomes a damp problem.

We clean roofs as roofers. That means checking the covering as we go, spotting slipped tiles, failed pointing and tired flashings while we are up there, clearing the gutters that the moss has filled, and applying a biocide treatment afterwards so the growth does not simply return the following winter.

### When a roof needs cleaning

- Visible moss cushions along tile courses, valleys and north-facing slopes
- Black or green staining across a roof that used to be uniform in colour
- Moss debris in gutters, down-pipes or on the ground after rain
- Properties being prepared for sale, valuation or letting
- Roofs that are sound but look tired and are dragging down the appearance of the whole propertyBook a free site visit

## What Untreated Moss Costs Over a Few Winters
Moss keeps a roof wet. A wet roof in freezing weather is a roof under stress: water absorbed into the face of a concrete tile expands as it freezes and spalls the surface, and once the surface has gone the tile weathers far more quickly. Repeated over several winters, an otherwise serviceable covering ages years ahead of schedule.

The gutters suffer first and cheapest. Washed-down moss blocks outlets, gutters overflow, and water runs down the wall instead of into the drain. That produces damp patches internally, saturated brickwork, frost damage to pointing and rotting fascia and soffit timber, every one of which costs more to fix than the cleaning would have.

There is also the resale angle. A heavily mossed roof reads as neglect to a buyer or a surveyor, and it invites questions about the condition of a roof that may be perfectly sound underneath.

### Common mistakes with roof cleaning

- High-pressure washing that strips the granular surface off concrete tiles and forces water under the laps
- Cleaning without any biocide treatment, so the moss is back within a couple of seasons
- Leaving the removed moss in the gutters, converting a roof problem into a drainage problem
- Working from ladders without proper access, breaking tiles and creating new leaks
- Treating a roof that is actually finished, cleaning does not fix perished underlay or failed flashings

## Recent roof cleaning work

How we work

## Our roof cleaning process
The same sequence on every job, from the first call to the photographs at the end.

- Step 1

### Inspection and assessment
We look at the covering condition first. If the roof needs repair rather than cleaning, we say so before you spend money making a failing roof look better.

- Step 2

### Safe access set-up
Proper access equipment is put in place so the roof can be worked on without walking damage, and ground areas, planting and paths are protected.

- Step 3

### Moss, algae and lichen removal
Growth is removed using methods appropriate to the covering, taking care not to damage the surface of the tiles or disturb the laps.

- Step 4

### Gutter and down-pipe clearance
All displaced moss and debris is cleared from gutters, hoppers and down-pipes, and outlets are checked so water actually runs away.

- Step 5

### Biocide treatment, check and photographs
A biocide treatment is applied to slow re-growth, the site is cleared, and before and after photographs are handed over with our 100% satisfaction guarantee.

What you get

## Why customers choose us for roof cleaning

### Extends the life of the covering
Removing water-holding growth reduces frost damage to tiles and slows the ageing of an otherwise sound roof.

### Fraction of the cost of replacement
For roofs that are dirty rather than finished, cleaning delivers most of the visual improvement of a new roof at a small share of the cost.

### Drainage restored
Gutters and down-pipes cleared in the same visit, so the water leaving the roof goes into the drain rather than down the wall.

### Slower re-growth
Biocide treatment after cleaning means you are not repeating the exercise every other year.

### Free condition report
Because roofers do the work, you get an informed view of slipped tiles, pointing and flashings while the access is already up.

### Kerb appeal for sale or letting
The roof is the largest surface on the house. A clean one changes how the whole property presents to buyers and valuers.

In detail

## Growth Types, Methods and Roof Coverings
Different growth on different coverings needs different handling. Getting this wrong damages tiles, so method selection is part of the survey.

### Moss, algae and lichen
Moss forms thick cushions in tile courses and valleys, particularly on shaded, north-facing and tree-lined roofs, which describes a great many properties around Crowthorne, Owlsmoor and the wooded parts of Camberley and Bracknell. Algae shows as green or black film across the surface. Lichen is the crusty, pale growth that grips hardest and needs the most careful treatment.

All three thrive on damp, shaded surfaces and all three keep the roof wetter than it should be. Biocide treatment after physical removal is what breaks the cycle rather than resetting it.

### Concrete tiles, clay and slate
Concrete tiles have a granular surface layer that can be stripped by aggressive pressure washing, leaving the tile more porous than before it was cleaned. Clay tiles are more resilient at the surface but brittle underfoot. Natural slate cleans well but is unforgiving of careless walking and of any method that lifts fixings. The covering dictates the method, not the other way round.

### Cleaning as part of maintenance
Roof cleaning works best combined with gutter cleaning and a roofline check, because those three things are the drainage path of the entire building. Where a survey shows slipped tiles, failed ridge bedding or tired flashings, dealing with them while access is already in place saves a second mobilisation.

### Domestic and commercial cleaning
Domestic roof cleaning is largely about appearance plus protecting a covering the owner intends to keep for years. Commercial and larger-scale work adds access planning around operating premises, larger areas of low-pitch roof, and rainwater systems that carry much greater volumes and cause bigger problems when they block.

How much does roof cleaning cost in Sandhurst? It depends on the size and pitch of the roof, how heavy the growth is and what access is needed. The survey and written quotation are free and carry no obligation.

How long does it take to clean a roof? Most domestic roofs are cleaned, cleared and treated within a day or so, depending on size, pitch and how much growth has built up.

Will cleaning damage my tiles? Not when the method is matched to the covering. Aggressive pressure washing can strip the surface off concrete tiles, which is why we assess the roof first and work as roofers rather than as general pressure-washing contractors.

How long before the moss comes back?Physical removal alone allows fairly quick re-growth on shaded roofs. The biocide treatment applied afterwards is what slows it down, and periodic gutter clearance keeps the situation from building up again.

Do you clear the gutters as part of the job?Yes. Displaced moss and debris is cleared from gutters, hoppers and down-pipes and outlets are checked, because moss washed off a roof is the most common cause of blocked guttering.

Is cleaning worth it if the roof is old?Only if the roof is fundamentally sound. If the covering or underlay has reached the end of its life we will tell you before you spend money, and price the alternative so you can compare.

Will you spot problems while you are up there?Yes, that is one of the main advantages of using a roofing contractor. Slipped tiles, cracked pointing, failed flashings and ridge problems get photographed and reported.

Is the work insured? Our teams are fully insured and use proper access equipment. All work is backed by our 100% satisfaction guarantee.

Do you clean commercial roofs?Yes, for both domestic and commercial customers, including larger and low-pitch roofs where the access plan has to work around the building staying in use.

Can you clean the roof before we sell the house?Yes, and it is one of the most cost-effective improvements before marketing. A clean roof removes an obvious question mark for buyers and surveyors.
