## What a Small Leak Costs by Spring
A single slipped tile lets in a surprising volume of water over a wet Berkshire winter. It soaks insulation, which then stops working and has to be replaced. It wets rafters and battens, which begin to rot and lose their grip on fixings. It reaches plasterboard, which stains, blows and needs replacing along with the decoration.

It also spreads. Wet timber invites decay and, in older properties, woodworm. Damp travelling down a wall reaches sockets, cabling and skirting. Persistent moisture in an unventilated loft turns into black mould on the underside of the roof and eventually into a health issue rather than a building one.

## Repair Types, Materials and Situations
Roof repair covers a wide range of very different jobs. These are the ones we are called out to most often across Berkshire, Surrey and the Hampshire border.

### Slipped and broken tiles and slates
On tiled roofs, slipping is usually a fixing problem rather than a tile problem, nibs break, nails corrode, or the batten behind has softened. On slate roofs, nail fatigue is the classic cause, and slates are re-secured with tingles or by re-hanging a section rather than smearing mortar over the gap.

Matching matters. Discontinued profiles and weathered colours are common on older Berkshire estates, and a repair that stands out from three doors down is a poor repair. We source the closest available match and, where nothing suits, discuss relocating sound tiles from a less visible elevation.

### Flashings, chimneys and abutments
Lead flashing failures account for a large share of leaks. Lead moves with temperature, mortar pockets fail, and cover flashings pull out of the brickwork. Correctly sized, dressed and wedged lead, properly pointed, is the fix, not sealant. Where a chimney stack itself is porous or the flaunching has cracked, repointing is dealt with alongside the flashing so the two are not fighting each other.

### Valleys, ridges and verges
Valleys carry the highest water volumes on the roof and are the first place debris collects. Repairs range from clearing and re-dressing to replacing failed valley linings entirely. Ridge and hip tiles that have lost their bedding are re-bedded or, where appropriate, dry-fixed so they are not dependent on mortar. Verges that have blown out at the gable are made good so wind cannot get under the covering.

### Flat roof and felt repairs
Splits, blisters and failed laps on felt garages, extensions and dormers can often be repaired locally. Where the deck below is soft or water is ponding across the whole area, we will price a Firestone RubberCover EPDM or Cure It GRP fibreglass replacement instead of repeatedly patching a covering that has reached the end of its life.

### Storm damage and emergency work
